Project Description
Ashcroft’s single-family zoning covers 71% of residential land, yet the city’s housing shortage is concentrated in the “missing middle” — small-scale multi-unit buildings that fit the character of existing blocks. This study mapped every eligible parcel against current zoning, lot size, and infrastructure capacity to determine where that housing could be added without a rezoning fight.
The result is a parcel-level capacity map, a policy memo for council, and a set of pattern-book building types calibrated to Ashcroft’s lot dimensions — built to be handed directly to a permit reviewer, not filed away.
