Missing Middle Housing Capacity Study — Project Details

Project Description

As part of the recently completed Housing Needs Assessment for the County of Lambton, Ontario our team conducted a comprehensive, data driven analysis of current and future housing demand, supply conditions, and affordability challenges across all 11 municipalities in the county. The study integrated detailed demographic and economic trend analysis, Census and CMHC market data, local real estate market data, and Ministry of Finance population projections to assess housing pressures through 2035. After examining the full housing continuum, the team identified core housing need and priority populations, and quantified suppressed household formation.

The project also included extensive community and stakeholder engagement, including a county-wide survey and sector‑specific consultations, to capture resident’s perspectives and validate quantitative findings. The final report and presentation provided clear projections of required housing units, highlighted gaps in rental and affordable supply, and offered actionable recommendations to support coordinated policy, planning, and investment decisions across the county.
